There has been quite a bit of speculation and mis leading information circulating recently with reagrds to THE KINGS HILL DEVELOPMENT in our area and therefore Cllr Pam Redford & Cllr Trevor Wright had a series of meetings to clarify the ACTUAL current position.
We are very aware of the sensitivity around this development and more significantly the impact on our area in terms of traffic, disruption and other related issues. Kings Hill Highways Briefing Note Development at Kings Hill would be possible from the two access points, one at Stoneleigh Road and the other at Green Lane. The amount of development is capped subject to certain works occurring, which has been set out below; No dwellings can be occupied until one of the following has become operational;

The completed spine road linking the access points will be required prior to the 701st occupation. It will be built to the following specification;
There was significant question with regards to the 15-year duration of the conditions, now these conditions apply to the overall outline plan and it has been put in place to protect the Community Infrastructure Levies and 106 monies during the duration of the development. These conditions DO NOT apply to the overall development of the housing as these will be covered under reserved matters WHEN and only WHEN the full development plan is submitted for planning permission. In summary the 15-year conditions imposed will ensure that the financial obligations are committed irrelevant of when they start to build. Additionally, it prevents any costly consideration and restructure of the outline plan and community commitments. The development conditions (i.e. housing etc) will be dealt with separately under reserved matter. They can not start construction of the housing until the Signalisation of the A46/Stoneleigh Junction; or A46 Stoneleigh Junction Scheme; or an equivalent scheme of highway improvement has been completed. Elements of this are also partly dependent of the HS2 work being completed should it continue following the current review.
